Demand Remains Strong For The Best Properties In The Best Locations.

2010 ended on a positive note with December proving to be a strong month for sales in comparison to previous years.  This coupled with many vendors removing their properties from the market, means that there is a lack of quality homes available for waiting buyers as we go into 2011.

A prime example of this is The Orchards in Sonning Common which was on the market with a local agent for a number of months, but did not sell.  The owners instructed PhD and the property was sold to the first viewers.

Demand remains strong for the best properties in the best locations and the first quarter is an excellent opportunity to achieve a strong price for your home.  We are unlikely to see strong capital growth in any residential sector in 2011 with the opportunity of speculative gains all but disappeared.  National statistics sometimes cloud the judgement of potential sellers but 2010 saw a divide grow between an equity rich top tier and an equity poor lower tier as access to mortgages became difficult. 

There are signs of pent up demand from many purchasers who have come off of the ladder looking to buy again and many home owners looking to move upmarket, which is an encouraging sign for anybody considering selling a premier home in 2011.  The outlook remains positive and it is essential that your agent of choice specialises in selling homes at the top end of the market to ensure you achieve maximum value.
